If you’re trying to buy a home in California, the biggest hurdle for most buyers isn’t the monthly payment… it’s the down payment.
The good news is there are multiple down payment assistance programs available in California in 2026 that can help reduce or even eliminate your upfront costs.
I’m Amy DeBusk, a Branch Manager with over 25 years of experience, and I help buyers across Sacramento, Roseville, and Northern California navigate these programs every day.
In this guide, I’ll walk you through the most important programs available right now, how they work, and how to decide which one fits your situation.
For buyers in Sacramento, Roseville, and throughout Northern California, down payment assistance programs can be the key to moving from renting to owning much sooner than expected.

The Reality of Down Payment Assistance in California
One of the biggest misconceptions is that down payment assistance is always available or easy to access.
In reality, many programs:
Have income limits
Require specific loan types
Open and close quickly
Or operate on limited funding cycles
For example, some of the most popular programs, like Dream For All, operate on a lottery system and are only available during short registration windows.
If you’re considering that route, it’s important to understand how the Dream for all program actually works and whether it fits your long-term plan.
This is why preparation matters just as much as eligibility.
Preparation usually starts with getting a clear, fully reviewed pre-approval so you know exactly where you stand.
What Down Payment Assistance Really Is
Down Payment Assistance, often called DPA, is financial help designed to make homeownership more accessible. For many first time buyers in California, it can be the difference between hoping to buy a home and actually getting the keys.
DPA funds can be used for several parts of the home buying process, including:
- Your down payment
- Closing costs
- Buying down your interest rate
- Mortgage insurance
- Other program specific costs
Because these programs reduce the amount of cash buyers need up front, DPA is one of the most powerful tools available in California today.
Most of these programs are paired with specific loan types, which is why understanding your financing options early is so important.
The Two Main Types of Down Payment Assistance
Both options aim to make homeownership more attainable, but each works differently depending on your financial situation. Knowing how they function can help you take full advantage of the assistance available in your area.

1. Grants
Grants are exactly what they sound like. Free money that never has to be repaid.
These programs are typically offered to buyers who meet certain requirements, such as:
- Income limits
- Minimum credit scores
- Being a first time buyer
- Working in specific professions such as teachers, firefighters, healthcare workers
Grants tend to be smaller amounts, but since repayment is never required, they provide significant value and help reduce upfront costs instantly.
2. Silent Seconds
A silent second is a type of deferred payment loan that helps cover your down payment or closing costs. You make no monthly payments on this loan. Instead, the balance is repaid only when you:
- Sell your home
- Refinance your first mortgage
- Pay off the mortgage
Silent seconds often provide larger assistance amounts than grants, making them especially helpful for buyers who need more than just a small boost.
These programs are widely offered through statewide programs like CalHFA, as well as through county and city housing agencies.
Why DPA Matters for California Buyers
With rising home prices, many buyers can afford the monthly payment but struggle with the upfront cash requirement. DPA bridges that gap by reducing or even eliminating the need for large savings.
This makes homeownership possible far sooner than many buyers expect.
What Debt to Income (DTI) Really Means
Debt to income ratio, also known as DTI, shows a lender how much of your monthly income is already committed to bills. It helps determine how comfortably you can take on a new mortgage payment.

Monthly bills counted in this calculation include:
- Car loans
- Credit card payments
- Student loans
- Personal loans
- Your future house payment including principal, interest, taxes, insurance, mortgage insurance and any HOA dues
A lower DTI signals that you have more financial room, which usually makes approval easier. A higher DTI means you may still qualify, but the loan strategy needs to be more precise.
Since every Down Payment Assistance program sets its own DTI limits, choosing the right program can make a major difference in your ability to qualify.
Statewide Down Payment Assistance Programs
California offers powerful statewide support through programs like CalHFA and the Golden State Finance Authority. Below is a clear breakdown of how each program works and who benefits most.

Coming in 2026 : The Dream For All Program (The Most Anticipated Program in the State)

The Dream For All Program is coming back in 2026, and it is expected to be one of the strongest down payment assistance options California has ever offered. Buyers can receive a full 20 percent down payment boost, which can dramatically lower their monthly cost and make homeownership far more affordable. In return, the state shares a small portion of the future equity when the home is sold.
To qualify, buyers must be first generation and first time. That means your parents never owned a home or owned one in the past but do not own one today. You also must have never owned a home yourself. If two people are buying together, only one person needs to meet this requirement.
The program will use a lottery system, and full details will be released in February 2026. Because demand will be extremely high, buyers who prepare early will have the best chance of securing a spot.
Why Buyers Choose Amy DeBusk Home Loans
Down payment assistance can open the door to homeownership, but the programs are complex. Each one has its own income limits, credit requirements, DTI rules, property restrictions and stacking guidelines. Most lenders are not trained in these programs. Many do not understand how to layer assistance correctly, optimize a buyer’s DTI or credit score or structure a file with the precision these programs require.

❓Down Payment Assistance in California for 2026 FAQs
❓ What is down payment assistance and how does it work?
Down payment assistance (DPA) programs help homebuyers cover some or all of their upfront costs, including the down payment and sometimes closing costs.
These programs can come in different forms:
- Grants that do not need to be repaid
- Deferred loans that are paid back when you sell or refinance
- Low-interest second loans
The right structure depends on your financial goals and loan program.
❓ Do I have to be a first-time homebuyer to qualify?
No, not all programs require you to be a first-time homebuyer.
While many CalHFA programs do, there are options like the Platinum Program and other lender-specific programs that allow repeat buyers to qualify.
The key is understanding which programs apply to your specific situation.
❓ What credit score do I need for down payment assistance?
Most programs require a minimum credit score between 620–660, depending on the loan type.
However, there are additional options available:
At Loan Depot, the Access ONE program allows for scores as low as 600 FICO, making it a strong option for buyers who may not qualify for traditional programs.
❓ What is the Access ONE program and how is it different?
The Access ONE program is a unique loan option available through Loan Depot.
Key advantages include:
- Available down to a 600 credit score
- Only one set of underwriting, unlike CalHFA which requires multiple approvals
- Faster processing times, which is critical in competitive markets
- More streamlined and predictable loan experience
This can be a better fit for buyers who want a simpler and faster path to homeownership.
❓ Can I combine multiple down payment assistance programs?
Yes, in many cases, programs can be layered together.
For example:
- FHA loan + MyHome assistance
- ZIP program for closing costs
- Local city or county assistance
However, not all programs can be combined, so it’s important to structure your loan correctly.
❓ Do I have to repay down payment assistance?
It depends on the program.
Some assistance is:
- Forgivable (you don’t repay it if you stay in the home long enough)
- Deferred (no payments until you sell or refinance)
- Repayable (monthly payments required)
Understanding the terms is critical before choosing a program.
❓ Are there programs with no money down?
Yes, there are several 100% financing options, but they are designed for specific types of buyers:
- VA Loans
- For eligible Veterans and active-duty service members
- USDA Loans
- For homes located in eligible rural areas
- Doctor Loans
- For doctors and dentists, often allowing little to no down payment
These programs offer powerful benefits but require meeting specific eligibility criteria.
❓ Are there downsides to down payment assistance programs?
Some programs come with trade-offs, such as:
- Higher interest rates
- Additional approval requirements
- Longer processing times (especially with CalHFA)
This is why choosing the right program matters just as much as qualifying for one.
❓ How long does it take to get approved for down payment assistance?
Approval timelines vary depending on the program.
- CalHFA loans can take longer due to multiple layers of underwriting
- Programs like Access ONE are typically faster because they only require one approval process
❓ What is the best down payment assistance program in California right now?

- your credit score
- income
- location
- loan type
